    LED Conversion
    & Lighting
    Upgrades.

    Better light. Lower operating costs.
    Less maintenance.

Lighting Management converts entire commercial and industrial properties across South Florida, from the parking lot and building exterior to warehouse high bays and the controls that run them.

    LED Conversion & Lighting Upgrades

An upgrade to the whole property, not a bulb swap.

Swapping a lamp gets you through the week. Converting a property changes how it looks, how much it costs to run and how often anyone has to climb a pole again. We start with what is actually installed on your site, measure the light you have now, then design the replacement area by area.

That means the parking lot, the wall packs on the back of the building, the canopy over the entrance, the high bays in the warehouse and the controls that decide when all of it turns on. One crew, one scope, one schedule.

    • Site walk and full fixture count
    • Lumen audit of current light levels
    • Fixture selection matched to each area
    • Controls, photocells and timers
    • Utility rebate paperwork where available
    • Phased schedule for occupied properties
    • Written not to exceed proposal
    • Removal and disposal of old fixtures
    See the difference

Before and after, on the same property.

Aging fixtures dim slowly enough that nobody notices, until you see the same space lit properly. Drag the handle to compare this warehouse before and after an LED conversion.

    What we convert

    Every fixture on the property

Most conversions touch all four of these at once. We can also phase them across budget years so the highest cost areas go first.

    How a conversion runs

    Five steps, start to finish

    1

    Site Assessment

We walk the property, count and photograph every fixture, and note run hours, dark spots and anything already failing.

    2

    Lumen Audit

We measure the light you actually have today, so the new design is built on your property instead of a catalog assumption.

    3

    Fixture & Controls Plan

Each area gets the right fixture and the right control, whether that is a photocell, a timer or occupancy sensing.

    4

    Not To Exceed Proposal

One written scope with a price ceiling, your calculated savings, and any utility rebates we can apply on your behalf.

    5

    Install & Verify

Licensed electricians, our own bucket trucks and lifts, then a final walk to confirm light levels and controls.

    In the field

The crew that quotes it is the crew that installs it

No subcontracted labor and no handoff between the person who wrote the proposal and the person on the lift.

    Property-wide conversion programs

One plan across every building you own

Portfolios rarely convert in a single weekend. We build a program that runs across multiple buildings and budget cycles, with the same fixtures, the same controls and the same standards at every location.

You get one point of contact, one proposal format and a schedule that works around tenants, deliveries and business hours.

    Phased by budget year

Convert the highest cost areas first, then work down the list as budget opens up.

    Consistent across sites

Same color temperature, same fixtures, same look at every property in the portfolio.

    Scheduled around tenants

Night and early morning work so parking areas and loading docks stay open.

    Why owners convert

What changes after the crew leaves

Light you can actually see by

Even coverage instead of bright pools and dark gaps, with none of the orange cast that aging HID fixtures leave behind.

    Fewer service calls

LED fixtures run far longer than metal halide or HPS, which means fewer bucket truck trips and fewer emergency repairs.

    Lower energy use

LED fixtures draw meaningfully less power than the HID they replace. We calculate your figure from your own fixture count and run hours.

    Safer at night

Better lit parking areas, entries and perimeters, and camera footage that is actually usable after dark.

    Controls that cut run hours

Photocells, timers and occupancy sensing keep lights off when nobody needs them, without anyone having to remember.

    Warranty behind the work

Manufacturer fixture warranties plus our own workmanship, handled by the same team that installed it.

    Common questions

    LED conversion, answered

Most single-property conversions run between a few nights and a couple of weeks, depending on fixture count and how much of the work has to happen after hours. You get the schedule with the proposal, before anything is ordered.

Rarely. We work section by section and cone off only the area under the truck. For busy retail and restaurant sites we usually run the work overnight so the lot is clear before opening.

Often, yes. If the poles are structurally sound and the housings are in good shape, a retrofit kit is the cheaper path. If they are corroded or the wiring is failing, we will show you what we found and quote full fixture replacement instead.

We remove them, bypass or pull the ballasts, and handle disposal. Fluorescent lamps and older ballasts are managed according to Florida disposal requirements.

Rebate programs change year to year and by utility. During the assessment we check what is open for your account and, when a program applies, we prepare and submit the paperwork as part of the project.

From your own numbers. We take the fixture count and wattage we recorded on site, your run hours and your utility rate, then compare that against the proposed fixtures and controls. That figure goes in the proposal next to the price.

    Start with an LED assessment.

We walk your property, count what is installed, measure your light levels and come back with a written not to exceed proposal. No obligation to move forward.
