    Full Property
    Electrical
    Maintenance.

One call for your property's electrical needs.

Breakers, panels, contactors, receptacles, controls and the underground faults nobody can find. Built for property managers who would rather keep one number on file than source a new contractor every time something trips.

    Full Property Electrical Maintenance

You already have us on the property. Use us for the rest of it.

Most properties call us when a parking lot pole goes dark. Then the same week a breaker keeps tripping in a tenant space, a time clock stops switching the exterior lights, a receptacle by the dumpster corral dies, and three different vendors get called for work one licensed electrician could have finished in a morning.

We are already licensed for all of it. Interior and exterior, line voltage and controls, above ground and below it. Making us your maintenance contractor means one number, one crew that already knows your site, and one invoice format instead of chasing quotes every time something fails.

    • Interior and exterior electrical
    • Troubleshooting and fault diagnosis
    • Panels, breakers and contactors
    • Controls, timers and photocells
    • Receptacles, switches and disconnects
    • Conduit, wiring and dedicated circuits
    One call

The difference a maintenance contractor makes

Calling it in one at a time

    Every repair starts over.

    • A different contractor for lighting, electrical and controls
    • Three quotes to collect before anyone is scheduled
    • Nobody knows where the panel is or what circuit feeds what
    • Small problems wait until they are big enough to justify a trip charge
    • No record of what was repaired, or when, or by whom
    • The one contractor who knows the site is booked out three weeks
    As a maintenance customer

One number, one crew, one history.

    • Lighting and electrical handled by the same licensed team
    • Agreed rates in place, so small jobs do not need a bid cycle
    • We already know your panels, circuits and problem areas
    • Small faults get caught on scheduled visits before they spread
    • Photos and written notes on every visit, by location
    • Existing customers get scheduling priority
    What we cover

The whole property, not just the lights

If it carries current on your property, it is in scope. Anything outside our license we will tell you about up front instead of after the fact.

    Not sure what is failing?

That is the job. Tell us the symptom and we will trace it, whether it turns out to be a fixture, a control or a fault in the ground.

    The arrangement

What being a maintenance customer means

Nothing complicated. Terms are set in writing at the start so neither side is negotiating during an outage.

    One point of contact

The same person answers whether it is a dark pole, a tripping breaker or a tenant build out.

    Rates agreed in advance

Labor and common material rates are set at the start, so routine work does not need a bid cycle every time.

    Scheduled visits

A set walk of the property on the interval you choose, catching failures before your tenants report them.

    Written documentation

Photos and notes by location on every visit, so you have a record for ownership and for next year's budget.

    Priority scheduling

Existing maintenance customers come first when the calendar is full, which matters most after a storm.

    Site knowledge that stays

Panel locations, circuit assignments and past repairs stay on file with us instead of leaving when a vendor changes.

    Getting started

Three steps to being on the route

Electrician and property manager reviewing an exterior light fixture on a commercial property
    1

    We walk the property

Panels, exterior lighting, controls, problem areas and anything already failing. You get the list whether or not you move forward.

    2

    We agree the terms

Rates, visit interval and what counts as a priority call, all in writing. Choose scheduled visits, on-call service, or both.

    3

    You stop sourcing contractors

From then on it is one number. We keep the site history, and you get documentation after every visit.

    Common questions

    Maintenance service, answered

No. Some properties want a set schedule and agreed rates in writing, others just want us on file as their electrical contractor. We will set up whichever fits how your property actually runs.

No. Plenty of properties come to us for the electrical work first and only later find out we own the bucket trucks. Either direction is fine.

Call the same number. How after hours calls are handled and what they cost is part of what we set in writing when the arrangement starts, so there is nothing to negotiate while your lot is dark.

Yes. We schedule around tenant hours and coordinate access through your office. Interior repairs in retail and office spaces are routine work for us.

Yes. Portfolios get the same rates, the same documentation format and one contact across every site, which makes the paperwork consistent when it goes to ownership.

That is the work we get called in for most. Intermittent faults, underground problems and circuits that were never documented properly. We trace the circuit rather than replacing parts until the symptom goes away.

    Put one number on file.

We will walk your property, give you the list of what needs attention, and set up terms that work for how your buildings actually run.

    • Free property walk
    • Rates agreed in writing
    • Lighting and electrical together
    • Documentation every visit
